What you need to enter

Most tools need four inputs: home price (or loan amount), down payment, interest rate and term. Property tax and homeowners insurance go in as annual dollar amounts or a percentage of value, and PMI applies whenever your down payment is under 20%. Have a recent loan estimate or property tax record handy for the tax and insurance lines.

A worked example

On a $400,000 home with 20% down, you borrow $320,000. At a 6.5% fixed rate over 30 years, the principal-and-interest payment is about $2,022.62 a month. Adding property tax and insurance typically pushes the full PITI payment several hundred dollars higher, which is why the figure here can differ from a lender quote that folds in escrow.

Frequently asked questions

Why is my lender's payment higher than this estimate?

Our core figure is principal and interest. Your lender's monthly payment also collects property tax, homeowners insurance and, below 20% down, PMI into an escrow account, so the total is usually a few hundred dollars more.

How much down payment do I need?

Conventional loans can go as low as 3% down, FHA loans require 3.5%, and VA loans allow 0% for eligible veterans. Putting 20% down removes PMI. Use the Down Payment Calculator to weigh the trade-off.

Do these calculators show my exact interest rate?

No. You enter the rate you were quoted. Your actual rate depends on credit score, loan type, down payment and market conditions, so get a current quote before relying on any figure.
